Gins Barn is nestled deep within the New Forest National Park and has a magnificent waterfront position where the Beaulieu River meets the Solent waters. Surrounded by breath-taking sea views and protected wetland areas, it has an unrivalled spot in the very heart of Mother Nature. Watch striking coastal birds roam the lush marshland areas or gaze at the carefree wild ponies grazing amongst the farmland. With gentle waters, rocky beaches and ancient woodland trees, this place offers the very best rural scenes.
The superior, one-storey barn is located on an historic Hampshire farm and has a peaceful spot next to the main farmhouse building. Masterfully transformed by a renowned furniture designer, it is now an artistic treasure trove that has stunning original features.
The sumptuous drawing room is a tranquil haven that is furnished with sink-in sofas, vintage armchairs and a classic wood burner. Warm woollen rugs sit atop solid wood floorboards, while masses of beautiful books adorn the designer furniture. A modern country kitchen is just down the hallway and has an iconic farmhouse sink and a myriad of mod-cons.
Four deluxe bedrooms provide ample space for eight and include one master king-size room, two doubles and a twin. The large master room is the biggest of the four and has double aspect windows and a lovely en-suite. The two smaller doubles share a gorgeous mirrored bathroom, while the spacious twin room has access to the family bathroom. With thick mattresses, feather down duvets and the magical hum of birdsong, they are the ultimate place for a morning lie-in.
If you’re celebrating a special occasion or just want to spread out then there is a massive 13x6 metre Tithe Barn attached to your main accommodation. Available to hire at a small extra cost, it is an uber-cool space that has serious character. Its large dining table can easily seat up to twenty though the room can be rearranged for groups of up to 100 people.
If you want to discover the secrets of this picturesque area then you can don your walking boots and head out for adventure. Follow the winding river paths or the secluded seafront and you’ll spy incredible wildlife right on your doorstep. If you want to join the sailing boats out on the river then you even have access to have a private pontoon that is perfect for mooring. The charming villages of Beaulieu and Bucklers Hard can both be reached by boat along with Cowes and Yarmouth that are on the magical Isle of Wight.

Please expect our short stays to be 60%+ of our weekly prices. We are not a hotel and it takes a huge amount of work, especially with COVID around, to make the house clean and right for guests. Kids in travel cots stay free.

We have an extra bed (free) for 8 years olds and under and have to 2 travel cots that are free for guests to use.
Dogs are £40 each per stay and not allowed off lead here, but there is a good field to walks dogs off the lead just behind the house.
