  • BBQs, garden furniture, cots and a private chef are available on request.
  • Electric car charger on-site for added convenience.
  • Regretfully, dogs are not allowed in the property, but kennelling is available.
  • All sporting activities available on-site must be pre booked well in advance and can’t be arranged on arrival.
  • The property sits on a working farm and shoot, so you may hear the sound of shooting during your stay.
  • During certain times of lambing and the shoot season certain areas on the estate will be restricted and dog controls in place.

Originally built in 1850, the restored stone farmhouse and steading form a cluster of six properties surrounding an enclosed courtyard. These can be booked together as Kipney Hunting Lodge, offering accommodation for up to 22 guests, making it ideal for larger gatherings or family celebrations in the Scottish Highlands.

Up first is Robin Cottage, a two-bedroom retreat, sleeping four, with stunning views of the Perthshire countryside. Its open-plan living space is bathed in natural light from floor-to-ceiling windows, leading to a patio and garden. The ground floor features a fully equipped kitchen, dining for four and a cosy living area. Upstairs, two ensuite bedrooms, one with a slipper bath, offer a luxurious stay.

Pigeon Cottage is a romantic one-bedroom getaway for couples, offering rustic charm combined with modern luxury. The open-plan space includes a sleek kitchen, a lovely living area, and a private terrace with beautiful countryside views. Upstairs, the mezzanine bedroom boasts a super-king bed and elegant ensuite bathroom.

Oystercatcher Cottage sleeps two and features a double-height, open-plan living area with large windows and skylights that fill the space with light. The fully equipped kitchen and dining area provide comfort, while the upstairs mezzanine bedroom offers a super-king bed and ensuite bathroom, making this a stylish and relaxing retreat.

Lapwing Cottage is another one-bedroom option with a light-filled living area, large windows framing countryside views and a fully equipped kitchen. The mezzanine bedroom features a four-poster super-king bed and an ensuite bathroom, with skylights providing a bright, airy space for ultimate relaxation.

Capercaillie Cottage is a luxurious five-star property for up to four guests. The open-plan living area has floor-to-ceiling windows framing stunning views and French doors leading to a terrace. The kitchen and dining area are ideal for socialising, while the two spacious double bedrooms feature super-king beds and ensuite bathrooms.

The largest property out of the six is Kipney Farmhouse, which may be the social hub of your retreat. Step into timeless luxury at this beautifully restored Perthshire farmhouse, now a modern hunting lodge with a private hot tub. Surrounded by stunning countryside, it features double-aspect windows and a cathedral ceiling, flooding the interiors with natural light. The open-plan designer kitchen, complete with a double oven and teardrop chandelier, is perfect for hosting and the dining table can sit your entire group.

Upstairs, four double bedrooms (two convertible to twins) boast super-king beds, luxurious ensuites and charming details like a four-poster bed and slipper bath. The inviting drawing room with leather sofas and a wood-burning stove adds to the cosy appeal.
